Arcadia Realty Corp

building better neighborhoods since 1991

Won’t you be
our neighbor?

Arcadia Realty Corp is a Dallas-based company specializing in the development of mixed-use, master-planned communities. We are committed to developing high-quality communities, which provide good value and a strong sense of place for our residents.

We believe that our communities have a long-term impact on their surroundings and we strive to create distinctive neighborhoods, which are responsive to the lifestyles and preferences of our customer. We pay close attention to the impact of our designs on the environment and strive to follow best practices for our communities and buildings.

THE ARCADIA WAY

Our Team

Arcadia’s operations are directed by a team of owner-managers with extensive experience and proven performance in the development of mixed-use neighborhoods. Our principals understand that the entrepreneurial nature of the business calls for a flexible, fast-moving and highly innovative organization. Accordingly, we maintain a small staff and rely heavily on importing talented third-party consultants into the development process. Meet the people driving Arcadia’s success.

CREATING neighborhoods. CREATING OPPORTUNITIES. CREATING VALUE.

A partnership-based approach

Our experience has proven that good partnerships are the key to success. Our partnership-based approach takes everyone’s interests into consideration and ensures a mutually beneficial outcome for all stakeholders.

We consider it an honor and a privilege to create communities where people live, relax, play, raise families and make memories. We take pride in our work so that future residents may take pride in their neighborhoods and their homes.

Residents will always be at the forefront of every decision we make, from planning to development, to the builders we partner with.

We understand how important local businesses are to the residents of a community, and vice versa.

Business vitality is a key factor in creating long-term value for any community or neighborhood, which is why we actively partner with local businesses (both existing and prospective) throughout the planning and development process, and consistently pursue ways to create mutual value for our residents and area businesses.

As a developer, we are constantly looking for land acquisition opportunities in well-located areas within major Texas markets. We are also interested in joint venture opportunities with capable and like-minded owners of exceptional properties.

We will consider urban, suburban, brownfield or redevelopment tracts that are appropriate for mixed-use or residential development, in parcels as small as a couple of acres, or as large as 1,000 acres. We are cash buyers, and can close quickly if the property is zoned or attractively priced. If the property is unzoned, or underzoned, we will generally ask for adequate time to secure entitlements prior to closing.

Arcadia’s investment structure focuses first and foremost on risk management and capital preservation. Accordingly, the typical venture is well capitalized with a conservative debt-equity structure and a high level of pre-sales to financially strong builders and developers. Once the “downside” is addressed, the company applies its value-added management strategies to create significant upside for the venture.

Investment Highlights:

  • Over thirty-year history of exceptional financial results
  • Excellent reputation with lenders and investors
  • Deal structures focus on risk management and capital preservation
  • Return on investor equity has averaged well-above 20% (IRR)
  • Investors and lenders have NEVER lost money on an Arcadia project

Creating exceptional communities requires partnerships with exceptional people and companies. Fortunately, we have assembled an outstanding team of talented third party specialists, which enables us to maintain a lean staff and operate efficiently while delivering work of the highest quality.

Our builder partners are among the most well-known and well-respected names in home building. The success of our communities is due in large part to our collaborations with these builders and the trust-based relationships that we have forged with them over the years.
