Cambridge Gate

Cambridge Gate is a 55-home adult lifestyle community located at Preston and Frankford Road in Dallas. The community is built on an 8.9-acres infill tract which was previously zoned for mid-rise office use. Because of the high land price, and the urban context, the site posed several planning and economic challenges for high-end housing development. It was necessary to maximize the lot count, while providing the open space amenities our homebuyers demanded. Arcadia worked directly with an affiliated homebuilder to devise a land plan, which consisted of a mix of lot sizes between 40’ and 50’ in width. The land plan also included “muse” lots, which are fronted on a common green. Arcadia “fitted” specific homes on each lot, creating a truly customized community. The efforts resulted in a density of more than six units per acre, which allowed Arcadia to create a highly successful community on a difficult site.
